Technical documentation

We turn a finished concept, ours or another designer’s, or your own sketch, into a full drawing set: plans, wall elevations, junction details, building services, specifications and a cost estimate. That is the documentation a site team builds from, without daily calls to the designer.

Who it's for

When you need this service

01

You already have an ARTEVRIKA design project

The concept and the 3D visualisation are approved. We turn them into a drawing set and specifications for the site.

02

You have a concept from another designer

We take a finished concept further: we develop the missing packages and bring the documentation to one technical standard.

03

Renovation based on your own sketch

You know how you want the space to look but have no drawings. We turn the idea into documentation a site team can read.

04

You need a fixed budget for materials and works

Specifications and the cost estimate drawn from the technical documentation show exact quantities and product codes, so the budget does not change mid-renovation.

Tasks

What tasks it solves

What the service handles for you in practice.

  1. 01The contractor works “by eye” and reworks junction details on the spot
  2. 02There is no electrical plan — sockets and switches are installed intuitively
  3. 03Wall elevations are missing — the tile and panel layout does not match the openings
  4. 04Ventilation and air conditioning are not coordinated with the ceiling and furniture
  5. 05The cost estimate appears after the purchases, not before the work starts
  6. 06Disputes with the team without documentation you can reference

Scope

What's included in the service

  • 01Floor and ceiling plans with sections and setting-out dimensions
  • 02Electrical and lighting plan with references to switches and lighting groups
  • 03Elevations of every wall
  • 04Junction details and detail drawings for non-standard solutions
  • 05Ventilation, air conditioning, material specifications and the cost estimate

Result

What you receive

Not just pictures, but a complete set of solutions ready to build from.

  • A full documentation set in PDF and DWG — you can hand it to any contractor
  • Materials and furniture specification with product codes for procurement
  • A cost estimate taken from the drawings, so the budget does not float
  • A set you can send to several contractors to get comparable cost estimates

Cost

from €35/m²

Starting price

The full documentation set is included in the price: floor and ceiling plans, power and lighting, wall elevations, junction details, ventilation, specifications and a cost estimate. Non-standard furniture and complex building services details are priced by actual scope, agreed after the site survey. If there is no concept yet, it is cheaper to take the whole route as an “Interior design project”.

Process

Stages of work

Each stage ends with a clear deliverable you receive in hand.

01

Review of initial inputs

We review the existing concept, whether ours, another studio’s or your sketch, carry out a measured survey and confirm the services connections.

Result: Technical brief for the drawing set

02

Building services

We develop power, lighting, low-voltage systems, ventilation and air conditioning, and align them with the ceiling and the furniture.

Result: Coordinated building services plans with no clashes

03

Drawings and specifications

We pull together plans, wall elevations, junction details and detail drawings, and draw up the materials and furniture specification.

Result: A set of drawings ready for print and handover to the site

04

Cost estimate and handover

We build the cost estimate package by package, issue the set in PDF and DWG, and meet the site team or the foreman.

Result: Documentation the site can build from, without daily sign-offs

Honestly

What's not included

We set the boundaries of the service upfront, so there are no surprises.

  • The concept and the 3D visualisation. If you do not have them yet, that is a separate service (“Interior concept” or “Interior design project”)
  • Procurement and delivery of materials
  • Construction and installation works
  • Design supervision on site

Why us

Why ARTEVRIKA

01

20 years of design practice

Over that time we have settled on a technical documentation format that our own teams and the client’s contractors read the same way.

02

250+ completed projects

We have tested the drawing set on real sites, from the layout down to the last junction detail.

03

We take on projects started by other designers

We regularly take concepts by other designers, and clients’ own sketches, through to a full drawing set.

04

Building services designed in the studio

We work out power, lighting, ventilation and air conditioning ourselves instead of handing them to separate contractors, so the services do not clash.

05

A cost estimate before the build starts

Specifications and quantities are fixed in the documentation, so the budget for materials and labour is known in advance, not after the purchases.

Questions

Frequently asked questions

Can I commission technical documentation based on another designer’s concept?

Yes. We prepare technical documentation from a finished design by any author: we check the dimensions and the services connections and, where a junction detail is open to question, agree it with you.

What if there is no concept yet?

Technical documentation is drawn up from a finished design. If there is no concept, we develop it first, as an “Interior concept” or a full “Interior design project”, and then move on to the drawings.

Is this service suitable for a renovation based on your own sketch without a designer?

Yes: we carry out a measured survey, formalise your sketch and take it through to a full set of drawings and specifications for the site team.

How much does interior technical documentation cost?

From €35/m². The final price per square metre depends on the floor area, how complex the building services are and the number of non-standard solutions.

What are the development timelines?

Typically 3–6 weeks, depending on the floor area and the number of non-standard junction details; we confirm the exact timeline after the measured survey.

What does the contractor or site team end up with?

A technical documentation set in PDF and DWG: plans, wall elevations, junction details, building services, specifications and a cost estimate. The team works from it without daily calls to the designer.

How is technical documentation different from a full interior design project?

A full interior design project covers the concept, the 3D visualisation and the technical documentation. Technical documentation on its own is only the technical part, for cases where the concept is already done.

Can I get cost estimates from several contractors using this set?

Yes. Quantities and specifications are fixed in the documentation, so you can ask several teams for cost estimates and compare them on equal terms.

Good technical documentation leaves a site team no judgement calls: every junction is resolved on paper, not invented on site.
