Design project for an apartment, 250 m²

Design project for a 250 m² apartment for a family with three children: two adjoining apartments brought together into one contemporary home, with a worked-out scenario for every area. The central idea rests on a panel of natural onyx and on a single colour and material scheme, in which timber, stone, metal and good fabrics hold the whole together and keep the scale in balance, supported by a home automation system and multi-scene lighting.

A 198 m² apartment in the city centre with views of the riverside, shaped around the character and taste of its owner. Large windows, high ceilings and abundant daylight set the tone for the whole interior. We set the boundaries of the service upfront, so there are no surprises.

  • This is a space planning project, not a full interior design project. 3D visualisation, the materials concept and the technical drawings belong to the “Interior design project” service.
  • Technical documentation for the build: wall elevations, junction details and electrical layouts. It comes as a separate stage within the interior design project.
  • Official approval of a reconfiguration is a separate procedure. We handle it through a specialist partner and explain the steps in advance.
  • Measurements and a measured survey: we work from your existing plans or arrange a separate visit to measure the space.

Frequently asked questions

How does a space planning project differ from an interior design project?

A space planning project is the first design stage: we settle the zoning, the movement routes and the furniture layout. The interior design project comes next: visualisation, technical documentation, material specifications and procurement. The studio does not build; we prepare the project the client’s contractors work from.

Is the space planning project fee credited toward the interior design project?

Yes. If, after your layout has been approved, you decide to proceed with a full interior design project, the cost of the space planning stage is included in the final amount.

How many layout options do you develop?

As a rule, 2–3 furniture layout options with zoning. The exact number depends on the floor area and complexity of the room — we will discuss it at the start.

Can you help with a reconfiguration and the approvals?

We analyse the space and set out which changes need approval. A specialist partner handles the paperwork; we explain the order of steps and what has to be prepared.

How much does a space planning project cost?

The cost is from €15/m², with a minimum of €800 per project. The final amount depends on the floor area and the configuration of the space. We work it out precisely after the first conversation: send us an enquiry and we’ll get back to you within one working day.

How long does it take to develop it?

How long it takes depends on the floor area and the complexity of the layout: on average two to four weeks, including the measured survey, working through the options and approval. We fix the exact dates at the start.

Do I need measurements if I already have a developer’s plan?

A measured survey is needed anyway: the developer’s plan often does not match the actual dimensions or the position of the services. We measure the space ourselves and record where the building services really run.

Is this service suitable for both new builds and resale properties?

We work with both. For a new build we turn the developer’s plan into a working scheme built around your life. For a resale property we assess what can be changed in the existing layout.

Can you work remotely?

Measurements need someone on site: we either measure ourselves or work from a surveyor’s drawings or the plans you already have. Everything after that happens online, in whatever format suits you: the brief, reviewing the options, approving the final layout.
