Show apartment and showroom design

A show apartment is the property developer’s showroom: not a home, but a sales tool. The buyer decides standing inside it, not looking at a floor plan on a tablet. We design the concept, the visualisation and the technical documentation in step with the construction programme, including a rollout across several standard layouts under one design code.

Who it's for

When you need this service

01

A new development nearing handover, in the mid-market or premium segment

A show apartment that makes the potential of the layout obvious and justifies the price per square metre for the buyer.

02

A high-end development with no finished interior to show

The sales office cannot “sell on bare concrete”: a buyer in the upper segment decides while standing in a finished space.

03

Several standard layouts in one residential development

A design code that rolls out across 3–5 show units: one language, with different accents for the floor area and the audience.

04

Something to show, not just renders

For a property developer, the show apartment is the project showroom: the buyer sees the materials, the finishes and the furniture at full size, not on a sales manager’s tablet.

Tasks

What tasks it solves

What the service handles for you in practice.

  1. 01Shortens the buyer’s decision time: the interior answers the question of how the space will actually look
  2. 02Justifies the price per square metre through the visible quality of the finishes and the layout
  3. 03Shows how the space is actually used: storage, lighting and zoning that a floor plan cannot convey
  4. 04Rolls the concept out across several units while keeping one consistent style, with a separate furnishing budget for each
  5. 05Delivers the design and procurement in time for the sales launch or the handover of the next phase
  6. 06Takes pressure off the sales team: the interior answers questions a manager would otherwise have to explain

Scope

What's included in the service

01

Interior concept: style, colour palette, and zoning for the project’s target audience

02

Photorealistic 3D visualisation of every area for approval with the sales office and marketing

03

Technical documentation: drawings, plus finish and lighting specifications for the contractor

04

Furniture, décor and textiles chosen with the rollout in mind: what is bought as a batch and what is specific to one unit

05

A marketing set: views and materials for use in advertising and on the website of the development

Result

What you receive

Not just pictures, but a complete set of solutions ready to build from.

  • Ready-to-sell interior for a show apartment or showroom on a schedule aligned with construction
  • A design code that can be replicated across other units without redesigning from scratch
  • Technical documentation for the contractor, with nothing agreed verbally on site
  • A cost estimate for the finishes, furniture and décor, split into rollout items and one-off items
  • Design supervision during the build, checking that what is made matches the design

€3,800 per unit type

Starting price

Price per unit type, not per square metre: a studio flat and a two-bedroom flat take exactly the same scope of work, from the concept and visualisation through to documentation and furniture selection. Our standard interiors for one country development show it: 71 and 135 m² took the same amount of design work. Where a rollout covers several layouts in one residential development, the design code of the first is reused and each one after it costs less.

Process

Stages of work

Each stage ends with a clear deliverable you receive in hand.

01

Stage

Brief and schedule alignment with the construction timeline

We refine layouts, target audience, sales launch date, and the construction readiness of the units.

A design schedule built against the property developer’s deadline

02

Stage

Concept and visualisation

We develop the style and zoning, providing photorealistic visualisations for approval with the sales department and marketing.

Approved concept and visualisations of each area

03

Stage

Technical documentation and rollout

We prepare drawings and specifications for the contractor and, where needed, adapt the concept to other layouts in the same residential development.

04

Stage

Build and design supervision

We support the finishes and furnishing, checking compliance with the design before sales launch.

Honestly

What's not included

We set the boundaries of the service upfront, so there are no surprises.

  • Construction, installation and finishing works: we can recommend contractors we have worked with, but we do not carry the works out ourselves
  • Buying furniture and décor as a batch for all the units: we agree the specification, while payment and logistics stay with the property developer
  • Sales office: a working space for the sales team, with meeting rooms and workstations. That is “Office interior design”.
  • Retail and exhibition spaces: a shop, a salon, a brand showroom. That is “Public interior design”.
  • Common areas: building entrances, lobbies and corridors are covered by “Common area design”.
  • Positioning and the product concept for the development as a whole: if it has not been approved yet, we start there as a separate piece of work

Why us

Why ARTEVRIKA

01

20 years designing interiors

A process that works, from the brief through to design supervision, carries over to B2B projects without losing quality or time.

02

We understand the sales team’s logic

We design more than a pretty picture: a space that answers the buyer’s questions in the first minute of the viewing.

03

We know how to work in a rollout

We develop a design code that scales to several layouts without starting each one from scratch.

04

We keep construction schedules

We build the project’s master schedule based on the sales launch date, not an abstract deadline.

05

Turnkey, from end to end

From the concept to design supervision on site: the property developer receives a finished result, not a set of files.

Questions

Frequently asked questions

Is a show apartment the same as a showroom?

Yes. For a property developer, the show apartment is the project showroom: a finished unit where the buyer sees the future interior in person. Nobody builds a separate exhibition space for it.

How much does show apartment interior design cost?

€3,800 for one standard layout. The price is fixed and does not depend on the floor area of the unit. Each further unit type in the same residential development costs less, because the design code and the documentation of the first are reused.

Why is the price per unit type rather than per square metre?

The scope is set by the layout, not by the floor area: the concept, the visualisation, the documentation and the furniture selection are the same for 70 m² and for 135 m². Our standard interiors for one country development show it: two houses differing almost twofold in area took the same amount of design work.

Can one project be used for multiple show apartments?

Yes, and that is the usual case. We develop one design code with variations for each floor area and layout, which is faster and cheaper than designing every unit from scratch. That is how the standard interiors for one country development were made: the property developer offers them to buyers as options when they order a house.

Do you design the sales office as well?

Yes, but it is a separate service, “Office interior design”. A sales office is a workspace with meeting rooms and workstations: a different design logic, and the price is worked out from the floor area.

Will you meet the sales opening date?

We build the design schedule back from the sales launch or the handover of the phase: the calendar plan is fixed at the first stage and takes priority.

How does a show apartment differ from common area design?

Common areas are the building entrances, lobbies and corridors shared by every buyer. A show apartment is one specific unit that sells one specific layout. The two often run in parallel in the same residential development.

How does the show apartment styling affect sales?

A finished interior answers much of what a buyer wants to know about the space once it is complete, and shortens the time between the viewing and the decision to buy.

Do you handle the purchasing of furniture and materials?

We prepare the specification and select the items, but the purchasing and logistics of the batch are handled by the property developer or an appointed contractor.

What if the layout hasn’t been approved yet?

We start with a concept based on the latest drawings and adjust it as the layout is settled, up to the point where it goes into technical documentation.

Do you take on projects in other locations?

Yes. We work with clients both in person and remotely, depending on the project: the visualisation and documentation are handed over remotely, and we attend the site at the key acceptance stages.
