What's not included

We set the boundaries of the service upfront, so there are no surprises.

  • Construction and finishing works. They are carried out by the property developer’s main contractor in accordance with our technical documentation, under a separate contract.
  • Building services: ventilation, electrics with load calculations, low-voltage systems, fire safety and building management. These are handled by specialist engineers as adjacent packages.
  • Architectural and structural design, and facades. These fall within the remit of the project’s lead designer.
  • Approvals and the statutory review of the design documentation. A separate procedure on the property developer’s side; we hand over the materials in the required scope.
  • Furnishing and procurement: sourcing and delivery of finishes, lighting, furniture and fittings for the common areas. A separate service; we prepare the procurement specification.

How much does common area design cost per m²?

The Common Area Design Guide — from €25/m² (minimum €4,000); the Common Area Fit-Out Design with technical documentation — from €45/m² (minimum €6,000). A comprehensive project with a deeper level of detail, material selection and design supervision — calculated individually. The larger the floor area, the lower the rate per m². How does common area design affect sales and the value of a development?

A buyer’s impression of the development is formed in the lobby, before they ever see the apartment. Schemes with well-considered common areas read a class higher and get to a deal faster. We design the common areas so that their visual standard matches the segment the housing is sold in.

Do you develop a product concept before sales begin?

Yes, and that is the most valuable moment to come in. Early on, the concept shapes the apartment mix, the positioning of the development and the pace of sales. We study the audience and the competition and set the visual code of the common areas before sales open.

What exactly does the wayfinding package include?

Floor and section signage, circulation diagrams for the development, emergency exit signs and orientation elements for residents and visitors. All of it is held in one style with the common area design and handed to the contractor with the technical requirements for manufacture.

What documentation does the contractor receive?

Plans, sections, junction details, specifications for the finishing materials, and lighting and electrical drawings. The set is put together so that the contractor can start without going back to the designer.

How does a property developer procure a common area design project through a tender?

It is a routine format for us. The studio has been through the full approval cycle with large property developers: several levels of sign-off, staged revisions and corporate document flow. We keep the pace in that format.

Do you provide design supervision during construction?

Yes. Design supervision is part of the “End-to-end common area project” package and is also available on its own. We check that the construction and installation works follow the approved project, record any deviation and approve material substitutions.

Do you help with selecting and procuring materials?

Yes. We select the finishing materials, furniture and accessories to the approved concept and budget. The property developer receives a specification with product codes, so the project is ready to go to procurement with nothing left to search for.

Do you work with large property developers and holding companies?

Yes. We work with large property developers. Over 20 years and 250+ projects we have built a clear understanding of a developer’s project economics: launch timelines, documentation requirements and multi-level approvals.

Can you order only part of the scope, for example, just the concept or only the technical documentation?

Yes. We work in stages: the concept, concept design, technical documentation, wayfinding and procurement can be ordered as one cycle or separately. If you already have a concept, we will take it through into technical documentation. We agree the scope at the first meeting.

Price depends not only on the total floor area, but also on the number of unique spaces, the residential complex tier, the scope of documentation, and the number of standard sections.

Lobbies, reception areas, club lounges, coworking spaces, and other unique zones require deeper design work. Repeating lift lobbies, corridors, and typical floors are calculated considering the replication of solutions.

After reviewing the initial materials, we define the scope of work, timelines, and the final project cost in a commercial proposal.
