  • Architectural design and technical documentation. The concept sets the inputs — the product, the areas, the economics; the design itself is done separately by architectural and engineering practices.
  • The design and technical documentation, the calculations and the approvals for each discipline — a separate stage once the concept is signed off.
  • Construction and design supervision on site. We define the product and the standard, while the contractor handles implementation.
  • Legal support for deals and approvals: ownership structure, agreements, and permitting documentation — handled by specialist lawyers.
  • Marketing and running the sales. The concept gives you the brand, the channels and the product line; day-to-day sales and advertising budgets sit outside it.

What is a product concept for a real-estate asset?

It is a system that turns real estate into a product: positioning, product line, brand, sales channels and a financial model. What you get is not an idea in words but a package with the economics, the roadmap and the KPIs to launch the asset from.

How is this different from an interior design project?

An interior design project answers the question “how the property looks”. A product concept answers the question “how the property makes money”: what kind of product it is, who it is for, at what price, through which channels, and with what economics. Often the two services go together: the concept defines the product, and the interior design project brings it to life.

What kinds of assets is the service for?

Resort and rental real estate, residential and apartment complexes, villas, hotels and guest houses, public spaces, and mixed-use properties. We work with existing properties for repositioning as well as with projects at the start.

Do you develop a financial model?

Yes. We work out the project economics: operating costs, seasonal occupancy scenarios, the revenue split and the income forecast. For the “Laskovo” eco-village concept the model was built for a year-round resort: the hotel building, the cottages and the spa fill up differently in winter and in summer, so the revenue scenarios ran from cautious to ambitious.

Do you work with property in other markets?

Yes. We work with resort and rental property in different markets, taking the local demand, the seasonality and the legal structure of the deal into account. The specifics of the market and the currency risk go into the financial model at the concept stage.

Do you take on remodelling and repositioning?

Yes, and it is a common case. We audit what is already there, find the potential no one has spotted and reassemble the asset for the demand there is now — with new positioning, a new brand and new economics.

Do you support the launch and management?

The concept includes the business model and the roadmap for the first 90 days. Managing the asset is a separate question: we design the management model and the partnership terms, and running the operation day to day is agreed project by project.

How long does it take to develop the concept?

It depends on the property and how deep the market research is. The guideline is from a few weeks up to a couple of months for a full package: audit, product, brand, financial model, and roadmap. We fix the exact timeline at the start.

How much does a product concept cost?

The cost is individual and depends on the property type, floor area, and the depth of the model development. Payment format is discussed at the first meeting. Leave a request — we will get back with a proposal for the scope and timeline.
