About the project
A type 3 holiday house in an eco-village: a spacious country retreat for large families and groups of up to 10 people. Two symmetrical living wings are joined by a shared covered terrace with a fireplace; the architecture draws on local traditions and sits naturally in the woodland landscape.
Client request
To develop the architectural design of one of the standard houses for the holiday complex: accommodation for groups of up to 10 people, generous in size but intimate in atmosphere, with a clear division between private and shared areas.
Challenge
The type 3 house was designed for large families and groups of up to 10, and the main task was to combine privacy with shared space. The house had to be split into two self-contained living wings without losing a sense of unity, and to stay closely tied to the forest around it.
Concept
The house is built around a shared covered terrace: two symmetrical living wings open towards each other through this space, keeping each family's privacy and at the same time creating a place to spend time together. The architectural language refers to the local timber tradition: carved details, natural materials, panoramic windows that dissolve the boundary between interior and forest.
Result
The architectural answer was two symmetrical living wings joined by a shared covered terrace with a fireplace and a lounge area, which gives both seclusion and a place for shared evenings. Large panoramic windows fill the interior with light and connect the house with the landscape, while carved elements and natural materials continue the line of local tradition running through the whole complex.

What is this holiday house project (type 3), and how big is it?
This is the third and largest standard format in the range of houses for the eco-village, at 162 m²: almost the same floor area as type 2, but with a different logic of façades and massing. ARTEVRIKA was responsible for the architecture and the façades of the house as part of the overall master plan for the resort.
Why does one eco-village need three types of holiday house?
Different types give the resort flexibility: a 98 m² house suits a short stay for two, while houses of 160 and 162 m² work for families or larger groups. A range of formats like this is normal practice for a holiday resort or a glamping site, where guests need a choice of capacity and the developer needs a manageable range of buildings rather than a set of unrelated projects.
What is included in the architectural design of a 162 m² house for an eco-village?
The 'architecture and façades' section covers the massing of the building, the façade materials and construction, the roof and glazing, and the placing of the house on its plot within the eco-village, taking account of the neighbouring houses and the terrain. The interior, design supervision on site and the selection of furnishings are arranged separately, at the client's request, once the architectural part has been approved.
What does a turnkey holiday house project cost for a resort?
We do not quote a single fixed figure. We calculate the cost after the brief, working from floor area, the complexity of the façades and whether the task covers architecture alone or the interior and furnishing as well. Developing a house within an existing range of standard types, as here, usually costs less than an individual project from scratch.
How long will it take to design a 162 m² house?
The programme for a single house is shorter than for the concept of a whole settlement, but it depends on the complexity of the façades and the number of approvals the project needs. We fix the final schedule after the brief, and that is also where we settle whether the task covers the architectural section alone or a wider package with the interior.
Can a similar house be designed for another holiday resort or a glamping site?
Yes. The standard 162 m² house can serve as the basis for another project; we adapt the plan and the façades to the terrain, the climate and the requirements of the new site. We work with clients both in person and remotely, depending on the project.
