Design project for an all-season eco-village, 9,500 m²
Residential settlement · 9500 m² · Concept
About the project
An eco-village for year-round holidays, designed by ARTEVRIKA in a pine forest on a riverbank. Across the 21.7-hectare site the natural landscape has been left as it was: the architecture follows the terrain, the materials and the views.
The complex brings together a hotel building, an SPA complex, cabins of three types, a landscaped shoreline and sports and recreation areas: a single environment for holidays in any season, in dialogue with the surrounding nature.
Client request
A private client came to ARTEVRIKA with the task of creating an all-season resort: an eco-village on their own plot in a pine forest by the river.
Key project requirements:
- a careful approach to nature, the terrain, and the existing pine forest;
- a high level of comfort, privacy, and service;
- recognisable architecture in a single style across the whole site;
- a full range of amenities for holidays all year round, from the beach and water activities in summer to bathhouses, the SPA and winter entertainment.
Challenge
The main challenge was to fit a rich resort infrastructure into a living natural landscape without disturbing it. The 21.7-hectare site, with its pine forest, changes of level and 860 metres of shoreline, called for minimal intervention.
Several problems had to be solved at the same time:
- to preserve the trees’ root system, natural shade, and panoramic views;
- to unify the hotel, the SPA complex, the cottages, and public spaces into a single composition;
- to ensure year-round functionality and energy efficiency of the buildings;
- to maintain a coherent architectural language from the entrance group to the shoreline.
Concept
The concept is an eco-village in which the architecture dissolves into nature. The language of the project brings together Russian vernacular building and Scandinavian minimalism: clear geometric volumes, natural materials (timber, stone, glass), timber planken cladding and a multi-level roof.
Minimal intervention in the terrain, screw piles, panoramic glazing and careful orientation to the points of the compass make each building part of the pine forest rather than an insertion into it.
Architectural solutions for the entire complex
The architecture of the eco-village combines environmental responsibility, aesthetics and function, creating a harmonious environment that brings out the natural beauty of its surroundings. The design of the buildings draws on Russian vernacular building and Scandinavian minimalism, and the use of natural materials makes every structure part of the natural landscape.
Result
The result is an integrated concept for a year-round resort on 9,500 m² of built-up area, developed over 10 months.
As part of the complex:
- Hotel building with 34 rooms, 30–35 m² each, with private terraces;
- SPA complex with thermal pools, a Finnish sauna, and relaxation areas;
- 32 cabins of three types, for families and groups;
- a landscaped shoreline of 860 m with a beach, piers and cafés;
- Sports, play, and recreational areas for rest in any season.
Architecture and infrastructure operate year-round, preserving nature and creating a recognisable identity for the place.

About the resort
All-season resort in a pine forest by a river
A high-end resort that brings natural harmony together with the comfort of a modern holiday. Set in a pine forest on a riverbank, the eco-village includes a hotel with panoramic rooms, cosy Scandinavian-style cabins and villas with terraces.
Guests have something to do in every season: in summer the beach, kayaking and hiking; in winter skiing, tubing and an ice rink. The main facilities are the SPA complex with thermal pools, restaurants serving local food, rest areas and sports routes. Here you can be alone with nature, enjoy comfort and rest in quiet, away from the bustle of the city.
Location
Location and natural surroundings
The eco-village covers 21.7 hectares, where the natural landscape is preserved in its original form.
- The pine forest: dense conifers give natural shade and fill the air with phytoncides, which support good health.
- The shoreline stretches 860 metres along the pristine waters of a river, with a 411-metre equipped beach area and convenient access points to the water.
- The terrain: moderate, with slight changes of level, which allows the buildings to be integrated into the natural setting and opens up fine panoramic views.

Principles
01
Eco-friendliness
The eco-village is designed with care for nature: minimal impact on the landscape, the use of natural materials, and eco-friendly technologies help preserve the cleanliness and unique character of the surrounding environment.
02
Comfort
Spacious rooms, panoramic views, private terraces and a high level of service create the feeling of a secluded but generous holiday surrounded by nature.
03
Aesthetics
The combination of Russian architectural tradition and Scandinavian minimalism creates a stylish, comfortable environment where traditional materials and details are harmoniously integrated into the natural landscape.
04
Wellness
Fresh air, an SPA complex, bathing rituals, yoga, and an active lifestyle help guests recover, maintain their physical condition, and recharge with energy from nature.
05
All-season
All year round, guests can enjoy nature and entertainment: in summer there is a beach, water activities, and hiking, while in winter there are skis, an ice rink, tubing, and cosy evenings by the fireplace.
06
History
The eco-village takes in the spirit of the region: architectural elements drawn from folk building and references to local folk tales let guests feel the traditions of the place.
07
Landscape
The natural terrain of the site became the basis for creating a unique space: pedestrian paths, rest areas, and viewing platforms are organically integrated into the pine forest and the riverbank.
08
Emotions
The eco-village gives its guests more than rest; it gives them something to remember. Sunrises among the pines, quiet evenings by the fire and the chance to reconnect with nature make every stay here particular.
Hotel
Architectural concept for the hotel complex
The three-part composition of the hotel, built from rectangular volumes, is arranged to use the space as efficiently as possible. The central section holds all the public and service areas, while the guest rooms sit in two wings, which keeps them quiet and private. Every room has its own terrace, and terraces can be joined to those next door for a family stay or a group trip.
The façades are of timber planken with special impregnations: they underline the environmental approach of the project and give the timber a long life. The multi-level roof, with its timber truss system, is covered in metal tiles, a modern accent within a natural aesthetic. Large panoramic windows set up an interplay with the landscape outside and a feeling of unity with nature.
The project is based on minimal intervention in the terrain: the building stands on screw piles, leaving the root systems of the trees intact. Insulation is stone wool, and triple-glazed windows give high energy efficiency. Natural light is a key part of the concept: windows facing east and west fill the rooms with soft morning and evening light.
Hotel advantages
- Spacious, comfortable rooms: 34 rooms of 30–35 m², each with a private terrace or balcony.
- Natural materials and style: modern minimalism with the emphasis on timber, stone and glass.
- Maximum daylight: windows facing east and west fill the space with soft light.
- Flexibility in the plan: adjoining rooms can be combined for families and larger groups.

Hotel complex
The hotel seems to dissolve into the pine forest: panoramic windows open up views of the woods, while the terraces create a feeling of complete harmony with the surrounding nature.

Site improvement
Site landscaping for common areas
The public spaces of the eco-village are designed to become a natural continuation of the surrounding landscape. Timber decks, natural materials and soft lighting create a welcoming atmosphere at any hour. Rest areas are set into the natural surroundings, while the active spaces, the sports courts, the pier and the play areas, sit comfortably alongside quiet corners for relaxation.
The beach area is divided into two functional sections:
- The quiet rest area: a place to unwind completely, with sun loungers, umbrellas and timber decks at the water's edge, for meditation, reading and quiet contemplation of nature.
- The active area: the centre of summer entertainment, with a bar, a pier for parties and a beach volleyball court, for larger events, parties at sunset and active games.

SPA
SPA complex: harmony of nature and absolute comfort
The SPA complex is a place for complete relaxation and recovery, where nature becomes part of the architecture. The space brings together modern wellness facilities and traditional rituals, offering seclusion and calm. Natural materials, panoramic views and careful ergonomics create a sense of harmony, and the range of zones, from thermal pools to relaxing treatments, makes the stay a year-round one.
The design combines Scandinavian minimalism with traditional Russian motifs: tall glass façades open views onto the forest and the pools, while a substantial timber structure with openwork decorative elements makes the space feel welcoming. All the materials are natural: heat-treated timber, stone and natural textiles. The central element is a beach-style outdoor pool with a gently shelving floor, lagoon-like transitions and heated water.
Zones and benefits
- Beach-style outdoor pool: a heated area with a gentle slope into the water, in the manner of a natural lake.
- Thermal baths: heated pools at different temperatures among the conifers.
- Finnish sauna with a panoramic view: a traditional steam room opening onto the terrace.
- Showers and water cascades: contrast treatments to refresh and invigorate.
- Yoga platform for meditation: open pavilions and decks in the pine forest.
- Walking routes: paths and places that connect the main areas of the complex.

Frequently asked questions about the project
FAQ
Frequently asked questions about the project
What is this eco-village concept, and who commissioned the project?
It is the master plan for an all-season resort of 9,500 m² in a pine forest on a riverbank. The client is a developer who was bringing the site forward as a hotel complex with cabins and an SPA. ARTEVRIKA developed the architectural concept for the whole site, from the placing of the buildings to the logic of the landscaping, rather than a single house or interior.
What is included in the master plan for a cottage settlement or an eco-village?
The package here included the idea and the concept for the site, an analysis of the location and its natural setting, the massing and planning of the hotel complex, the zoning of the common areas for rest and activity, a separate treatment of the SPA zone and the typology of the cabins. The developer receives a document on which the services design and the approvals are then based; construction does not start without this stage.
How much does an eco-village or settlement concept cost on a turnkey basis?
There is no fixed figure. We calculate the cost after the brief, once the area of the site, the number of buildings and the depth of the work are clear (a sketch, or a full master plan with visualisations). Here it was a 21.7-hectare site with a hotel complex, an SPA and several types of cabin, and the budget was put together for that scope. Send us the parameters of your plot and we will price the specific project.
Why was an eco-minimalism style chosen for the eco-village?
The site sits in a pine forest by the river, and the task was not to argue with the landscape but to work with it: low volumes, natural façade materials, roofs and silhouettes that do not stand out against the forest. Eco-minimalism here means simple forms without unnecessary decoration and an emphasis on natural light and views of the water and the pines, rather than aesthetics for their own sake.
How long does it take to design a settlement of this scale?
The timeline depends on the area and the number of buildings on the site. A settlement concept for several buildings with a hotel complex, SPA, and different cottage types takes longer than designing a single house. We set the exact schedule in the contract after the brief, when the building mix and the level of detail for each zone are known.
Does ARTEVRIKA collaborate with developers from other regions on settlement projects?
Yes. We work with clients both in person and remotely, depending on the project. Most of the process runs remotely: the brief, the development of the concept, approvals by video call and in writing, with visits to the site when they are needed, to record the terrain or to check decisions on the spot.
