We set the boundaries of the service upfront, so there are no surprises.

  • Technical documentation for individual houses and buildings. The concept sets the architecture; the technical documentation is a separate service, ours or a trusted partner’s.
  • Utility networks and roads across the village. Power, water, drainage and access roads are set out by the lead design consultant and specialist engineers.
  • Land management, surveying, and changes to the land category. Conducted by cadastral engineers and specialised organisations.
  • Approvals, expert review and permitting. These are obtained by the lead design consultant from the authorities.
  • Construction, sales and running the village. Building work, selling the plots and day-to-day occupancy sit with the developer and the contractors.

Frequently asked questions

What is included in the eco-village concept?

The full package: market research, the concept and the eco standard, the master plan and zoning, the architecture of the buildings, the accommodation product line, 3D visualisation, the financial model and the investment structure with a roadmap. What you get is a document the project can be designed from, costed and funded against.

How is this different from a master plan or a design project?

A master plan answers “what goes where”, an interior design project answers “how it looks”. The eco-village concept answers “how the resort earns”: what the product is, who it is for, on what economics and with what investment model. The architecture and the master plan are part of it, but they follow the product and the economics.

Do you develop a financial and investment model?

Yes. We work out the project budget, the cost items, the phases and the funding sources, and we prepare the formats for investors to take part and the return scenarios. In the “Laskovo” case the budget is €7.5–8 million, delivered in phases.

Do you work with a blank plot or an existing site?

With both. On a plot at the very start we build the concept from scratch; for a working holiday resort or spa retreat we reposition it for the demand there is now and for a high-end eco format.

Do you design the houses and the spa yourselves, or only the concept?

The concept includes the architecture of the buildings in one style. Technical documentation and construction are a separate stage: we either carry on with it or hand it to trusted partners, as you prefer.

Do you account for eco-standard requirements and energy efficiency?

Yes, it is the founding principle: minimal disturbance to the landscape, trees and contours kept, natural materials, energy-saving technology and careful treatment of the grounds.

Do you help attract investment and grants?

We prepare the financial model, the business plan and the legal routes into the project — what an investor needs in order to decide. In the “Laskovo” case, public funding and grants were built into the structure where they were available.

Which formats is this service suitable for?

Eco-villages and country eco-resorts, glamping sites, aparthotel resorts, and holiday resorts due for repositioning. The scale runs from a compact site to a resort of several dozen buildings.

How long does it take to develop a concept?

It depends on the size of the site and the depth of the model. As a guide, from a few weeks to a couple of months for the full package: research, concept, master plan, architecture, economics and roadmap. The schedule is fixed at the start.
