What's not included

We set the boundaries of the service upfront, so there are no surprises.

  • Construction, installation and finishing works. They are carried out by the contractor in accordance with our documentation and are paid for separately; we can recommend contractors we have worked with.
  • Building services: ventilation and air conditioning, electrical design with load calculations, structured cabling and low-voltage systems, and fire alarms. These are designed by specialist engineers as a separate package.
  • Approvals with the supervisory authorities, including fire safety. This is a separate procedure: we will set out the steps and prepare the documentation for submission.
  • Furnishing and procurement: buying office furniture and equipment. A separate service: we select and approve the items and run the purchasing against the approved cost estimate.
  • IT and AV infrastructure: server room, meeting rooms with video conferencing, and display systems. Designed by specialist engineers as a separate section.

Frequently asked questions

How much does office design cost per m²?

The full office design project — from €60/m²: concept, visualisation and technical documentation. The concept on its own — from €30/m². The flagship format, with bespoke furniture and lighting design — from €80/m². For offices above 500 m² the rate is worked out individually: the larger the floor area, the lower the price per m². We give the exact figure after a short conversation about the area and the tasks.

How does payment work, and can we move step by step?

We split the work into stages: each stage is paid separately and starts after the previous one is approved. You can start with the concept to see the solution, assess it, and only then decide on technical documentation. We fix the stage order and amounts in the contract before work begins.

Is an office design project justified if the budget is limited?

A design project is only a few per cent of the fit-out budget, and it is what holds everything else together. Without drawings the contractor decides on site: rework, surplus materials and downtime cost more than the project would have. On a limited budget the project matters more, not less: it shows where you can save without losing the quality of the space, and where you cannot.

Will you take into account how our team actually works?

Yes. Office design starts with a questionnaire: we document the team structure, meeting scenarios, movement routes, and requirements for focus work. We build the layout around real processes, not an averaged open space.

What is included in office design on a turnkey basis?

The design project, the selection and approval of materials, furniture and equipment (furnishing and procurement), and design supervision on site. Furnishing and procurement and design supervision are separate services, each priced on its own. We do not build ourselves: we oversee the works and keep them in line with the project.

How long does the design take?

Concept and planning for an office of 200–400 m² take 4–6 weeks. Technical documentation takes another 4–6 weeks. Timelines are fixed in the contract; each stage is approved before moving to the next.

How do you plan zoning: open space, meeting rooms, focus zones?

We design zoning based on processes: how many people work in the flow, how many are in meetings, and who needs isolation from noise. We separate zones acoustically and visually, without the compromise of “everything in one space”.

Can you reflect our company brand in the interior?

Yes. We translate the corporate identity into colour, materials, wayfinding and the graphics of the space, so that partners and clients read the environment without explanation.

Are you able to work with an existing office that needs an update?

Yes. The redesign starts with a space audit: we document what works, what gets in the way, and what is outdated. Then we update the environment to meet the new requirements, while preserving what has already been established.

What exactly is included in the technical documentation?

Plans of every zone, electrical and lighting layouts, wall elevations, finish junction details, and schedules of materials and furniture. This is the set handed to the contractor to build from, with nothing left to ask about.

How many workstations fit into an open-plan office without losing comfort?

The guideline is 6–8 m² per workstation, including circulation, meeting rooms and break areas; pack people in more tightly and noise and crowding start costing productivity within a couple of months. We work this out at the layout stage, before any furniture is placed. Design supervision (/services/supervision) makes sure the installation and electrics on site match the drawings.
