About the project
A developer’s sales office of 94 m². A neutral light palette with graphite and vivid yellow accents and four functional areas: an open-plan floor with arched niches, a client waiting area, a meeting room with an oval table and a separate manager’s office lined with timber panels.
Client request
The developer asked for a 94 m² sales office that would represent the brand and, at the same time, build buyers’ confidence at every stage of the deal, from the first visit to the signing of the contract. It had to hold a full open-plan floor for the sales team, a waiting area for clients, a meeting room and a manager’s office, and still feel spacious on a compact footprint.
Challenge
A developer’s sales office of 94 m² had to work on two levels at once: to make an impression on the client and to stay an efficient place to work. On a compact footprint it needed an open-plan floor, a waiting area, a meeting room and the manager’s office, without losing light or space, and while conveying what the company stands for.
Concept
One space is divided into four functional areas, each with its own character: a light, energetic open-plan floor with graphite accents and arched niches; a client waiting area built around a vivid yellow sofa; a restrained meeting room with natural timber and tropical greenery; and a manager’s office kept minimal, with vertical timber panels. The palette is a neutral light grey ground, with graphite and vivid yellow as the brand accents.
Result
The space is kept in light neutral tones with graphite and vivid yellow accents: lit arched niches, black designer light fittings in complex shapes and warm timber give it a contemporary, confident character. Each of the four areas has its own role, from the presentation wall with material samples to the welcoming waiting area, and together they make a productive, recognisable place to work.

01 Zone
Open-plan floor
The open-plan floor takes up most of the space and holds the light neutral palette with graphite and vivid yellow accents. Three arched niches with spot lighting break up the long wall and separate the desks visually, while black ceiling fittings turned in different directions give the whole space its movement.
The main desks sit by the panoramic window, with office equipment and storage; a separate decorative shelving unit with a yellow plinth and a sculpture serves as the presentation wall, where clients are shown samples of finishes.









02 Zone
Client area
The waiting area greets clients with a vivid yellow sofa, a bright accent against the pale walls. The wall displays employee-of-the-month photographs and pictures of the developer’s completed buildings, and a ring-shaped light above the console with its decor sets a calm, assured tone for the whole area.
A small children’s corner with a play table sits alongside: while the parents go through the terms, the children have something to do a few steps from the meeting room.




03 Zone
Meeting room
The meeting room is separated from the open-plan floor by a glass partition with heavy curtains, so the space can be closed off when needed. Dark and neutral tones dominate, with accents of natural timber: wall panelling, an oval table on a metal frame and pendant lights in the shape of lines.
The room has a television for presentations and a whiteboard for notes, while tubs of tropical plants soften the strict business air. It suits a meeting with a client and a working session with the team equally well.





04 Zone
Manager's office
The manager’s office is kept minimal: vertical timber panels contrast with the cool tones of the floor and walls, and a modular shelving unit combines closed and open sections for books and decor. The desk with its pale top stands by the window, looking out over the city.
The wall carries the developer’s certificates and black-and-white photographs of the developer’s buildings, and by the door stands a yellow accent armchair for visitors. A glass partition keeps the office visually connected to the open-plan floor while keeping it separate.
